Private program

CDPE

Certified Distressed Property Expert

Situational

Who issues it

A private training company, not the Realtor associations

What it teaches

Foreclosure avoidance options and short sale process, built after the 2008 crash.

What an agent has to do to get it

A short course and a fee, paid to a private company. Nobody verifies your results.

What it actually tells you

Built for a market that mostly ended. The curriculum was solid for its era and the core knowledge still applies. But this is a private brand, not a Realtor association credential, and the marketing language around it is stronger than the requirement behind it.

Ask this instead

What is my actual timeline right now, in days, from notice of default to sale date, and what are my three exits?

Where I stand on it

I do not hold these letters. I studied the material behind a lot of them, because the subjects are real and a seller pays for what I do not know. I never bought the initials. If a credential is ever shown to get sellers more money, I will earn it that day and put it on this page myself.
