Realtor association program

CRS

Certified Residential Specialist

Matters to a seller

Who issues it

Residential Real Estate Council, a group affiliated with the National Association of Realtors

What it teaches

Listing systems, pricing, marketing, and running a residential sales business.

What an agent has to do to get it

Course work plus a production requirement. The agent has to show a real number of closed sales or a real dollar volume, verified, before the letters are granted. Yearly dues keep it active.

What it actually tells you

This is the one residential credential with a floor under it. An agent cannot simply pay for it. If somebody has it, they have actually closed homes. It still does not tell you if they closed homes like yours, in your city, this year.

Ask this instead

Show me your closed listings in my ZIP code in the last 12 months. Not company production. Yours.

Where I stand on it

I do not hold these letters. I studied the material behind a lot of them, because the subjects are real and a seller pays for what I do not know. I never bought the initials. If a credential is ever shown to get sellers more money, I will earn it that day and put it on this page myself.
