Short Sales and Foreclosure Resource
Matters to a sellerWho issues it
National Association of Realtors
What it teaches
Short sales, foreclosure timelines, lender negotiation, and working with sellers who owe more than the home is worth.
What an agent has to do to get it
A one day course and a fee. No case load required. No proof the agent ever closed one.
What it actually tells you
This one matters if you are behind. The subject is real and the stakes are your credit and your equity. But the letters only prove attendance. A short sale is won or lost on lender follow up over months, not on a certificate.
Ask this instead
How many short sales have you personally closed, with which lenders, and what did the seller walk away owing?
Where I stand on it
I do not hold these letters. I studied the material behind a lot of them, because the subjects are real and a seller pays for what I do not know. I never bought the initials. If a credential is ever shown to get sellers more money, I will earn it that day and put it on this page myself.
