Private program
CLHMS
Certified Luxury Home Marketing Specialist
SituationalWho issues it
Institute for Luxury Home Marketing, a private company not affiliated with the National Association of Realtors
What it teaches
Marketing higher priced homes.
What an agent has to do to get it
A course, a fee, and documented sales above a price threshold that changes by market.
What it actually tells you
There is a sales requirement, which puts it above most private brands. But the threshold is set against a national scale, and a high price point in one market is ordinary in another. In parts of California the bar clears itself.
Ask this instead
What did you sell above my price point, in my area, in the last year?
Where I stand on it
I do not hold these letters. I studied the material behind a lot of them, because the subjects are real and a seller pays for what I do not know. I never bought the initials. If a credential is ever shown to get sellers more money, I will earn it that day and put it on this page myself.
